LUMENA by OMNIYAT: Re-shaping Dubai’s Ultra-Luxury Commercial Workspace Landscape

In the heart of Dubai’s commercial nexus — where Sheikh Zayed Road meets the Business Bay and Downtown axis — the newly launched LUMENA by OMNIYAT marks a bold re-definition of workplace architecture and premium office interiors. With its sculptural form, wellness-driven amenities and shell-and-core flexibility, LUMENA emerges not simply as a landmark building but as a strategic proposition for how luxury enterprises will live, work and network in the region moving forward.

A Vision Carved in Light and Ambition

The 48-storey tower (rising approximately 260 m) has been revealed as the next commercial flagship from OMNIYAT. Leveraging the Latin root lumen (light) and the Japanese ena (blessing), the name reflects a dual ambition: clarity of design and elevated purpose. Architecturally, LUMENA places emphasis on openness and adaptability.

Floor plates with minimal internal columns, full-height glazing, and flexible half-floor or full-floor options allow bespoke fit-outs. With panoramic views stretching from the Burj Khalifa to the Arabian Gulf, the aesthetic intention is as much about spatial freedom as it is about address.

Tailored for a New Generation of Office Users

What distinguishes LUMENA is not merely its height or location, but its alignment with the evolving expectations of high-performance occupants. The project offers 91 shell-and-core office units across multiple scales—standard, half-floor and full-floor—each ready for individual customisation. But the design proposition goes beyond workspace. Wellness, hospitality-grade service and event infrastructure are integrated:

  • The region’s first “Sky Theatre” event space at the tower’s summit, configured for board-level gatherings and brand launches.

  • An Executive Wellness Suite with high-performance gym, steam/ice baths and a suspended Sky Pool above the cityscape.

  • A podium with curated retail and dining, concierge services, and seamless connectivity to Business Bay’s lifestyle ecosystem.

This convergence of premium workspace, wellness and lifestyle sets a new benchmark for branded commercial interiors in Dubai — and by extension, for luxury operations that value experience as much as footprint.

Design Implications for Premium Interiors & Specified Hardware

For interior designers, architects and luxury-finish manufacturers, LUMENA offers strategic cues:

    Material Integrity & Visibility
Fine materials and minimal disruption: high ceilings, expansive glazing, open flow. This demands custom hardware, refined metal finishes and accessories that contribute to the ambience rather than distract. At Vellum & Forge, the emphasis on solid brass, bronze and engineered detailing aligns with such environments.

    Integrated Systems, Concealed Precision
In a building where wellness and technology are embedded, interior environments must handle hidden wiring, smooth controls, acoustic separation and daylight modulation. Specified hardware and systems must be subtle, seamless and calibrated to high-spec performance.

    Landscape & Biophilia at Height
LUMENA’s design brings daylight, airflow and greenery into commercial interiors. Materials and finishes must accommodate these spatial conditions—patina, matte metals, textures that respond to light variation. Hardware selections must afford tactility, durability and timeless appeal.

     Flexible Footprint, Unique Identity
With half-floor and full-floor configurations, tenants will demand bespoke interiors that express brand identity. Hardware frameworks should provide modularity and customization—lever sets, pull handles, finishes that allow differentiation without sacrificing consistency in craft.

The Luxury Commercial Interior of Tomorrow

In many ways, LUMENA signposts the transition of the luxury workspace: from generic grade-A offices with added amenities, to branded, experience-driven environments where architecture, materiality and service converge. The rise of these buildings signals that interior design in Dubai must now compete on narrative, craft and permanence—not just layout and view.

For Vellum & Forge, that means:

    • Metal hardware is not an accessory but an anchor of feel and finish.

    • The interior narrative must reflect the building’s ambition: sculptural, luminous and programmed for performance.

    • Longevity matters: patina, material ageing and tactile instinct become part of the value proposition.

LUMENA by OMNIYAT is more than a high-rise commercial building—it is a statement about the future of how luxury entities will inhabit space in Dubai. For the region’s elite brands, the project demonstrates that precision in architecture must be matched by precision in interiors, from bespoke metalwork to integrated experience ecosystems.

As interiors evolve to meet these new demands, Vellum & Forge stands ready — aligning its craftsmanship and material sensibility with the architectural ambition that LUMENA exemplifies.

An Heirloom Approach. Tactile Intelligence. Considered Decisions.
